Let’s start with the good features: This home is beautifully appointed. The bathrooms and kitchens are all updated and tastefully designed and they’ve added custom millwork through the home. However, at just under 1,400 square feet and no basement, the only way to expand this home would be to pop it up. Most homes in the Southern Hills area offer basements and additional living areas that appeal to a larger number of buyers.
Unfortunately, I think this home is just priced too high. It is certainly turn key, but even in this seller’s market, it’s difficult to justify just under $500/square foot when the average in the neighborhood for single family homes is $243.
