Located on a beautiful street in Wellshire, this home has been sitting on the market since the middle of last year. While they’ve undergone several price reductions and even a switch in listing brokerages earlier this year, the listing is not yet positioned to move. On the plus side, this 4,000 square foot ranch has been completely remodeled, but unfortunately the finish level, though high-end, isn’t necessarily representative of what most buyers are looking for in today’s market. Additionally, with the number of families moving into the area, the seller would have been smart to devote some of the square footage to a 4th bedroom. Since the brokerage switch in January, the seller has been offering to turn the office into a 4th bedroom with any full-price offer. For a number of reasons, I would recommend instead reducing the purchase price to reflect this shortcoming.
There has only been 1 sale over $1 million in this area in the past year (which sold at $1.2 million) and that home not only had 2 additional bedrooms and 1 additional bathroom, but it was also a gorgeous, new custom home with finishes perfectly suited to today’s buyers. If the seller of this home is looking to get under contract in this market, they will need to look at reducing the listing price at least below $950,000 to reflect fair market value.
